PROPERTY MANAGEMENT - HOW IT WORKS

Stage 1: First Contact – The prospective tenant calls us for more information about the property and the lease. We ask some pre-screening questions to make sure this prospective tenant is a good fit and understands the rental/screening process.

Stage 2: The Showing – The prospective tenant has passed stage 1. Now, we schedule to show the apartment/house and will meet the prospective tenant(s) face-to-face for the first time.

Stage 3: The Application – If prospective tenant is still interested, we proceed to the application process.  After filling out an application that includes references from prior landlords and employers we collect a non-refundable $50 application fee for all household member over age 18. The fees are used to run a credit report and criminal check. 

Stage 4: Approval Process – If tenant passes background checks and seems like a good candidate.  We accept the application, gently declining all other and providing credit/criminal rejection letters when applicable, in compliance with the law . We continue showing the property until we have a signed lease.  We navigate all lease negotiations, acting as liaison between the property owner and prospective tenant until an agreement is reached.

Stage 5: Lease Signing – Once all parties agree to the terms and the prospective tenant(s) are ready to sign a lease.  We review all lease terms carefully and make sure all the rules are completely understood.

Stage 6: Ongoing Management - We continue managing the property throughout the lease term, scheduling vendors, maintenance, and filing any court documents or making any court appearances. We facilitate successful move-in and move-outs. Finally we facilitate swift and professional turnaround of vacancies to begin the process again with as little down time as possible.
